Terms and Conditions – Rijn Residentie

These Terms and Conditions apply to all reservations, bookings and stays at Rijn Residentie, located at Steekterweg 38, 2407 BG Alphen aan den Rijn, Netherlands.

By making a reservation, you agree to the following terms.

1. Definitions

Rijn Residentie: the operator of the holiday villas, hereafter also referred to as “we” or “us.”

Guest: the natural person staying at Rijn Residentie or making a reservation.

Stay: the period for which the reservation has been made.

Accommodation: the villas offered by Rijn Residentie (Villa A, Villa B, and Villa C).

2. Reservations and Payments

A reservation is only confirmed after Rijn Residentie has confirmed the booking and (if applicable) the deposit has been received.

When booking via the website, the guest receives a confirmation by email immediately.

The deposit amounts to 30% of the total rental sum and must be paid within 5 days of booking.

The remaining balance must be paid no later than 30 days before arrival.

For last‑minute bookings (within 30 days of arrival), the full amount must be paid immediately.

3. Cancellation and Modification

Cancellation can only be made in writing (by email).

The following fees apply upon cancellation:

Up to 30 days before arrival: 30% of the rental sum.

Between 30 and 14 days before arrival: 60% of the rental sum.

Within 14 days before arrival or in case of no‑show: 100% of the rental sum.

We recommend taking out a cancellation insurance.

Changes to the reservation are possible upon agreement, provided availability permits.

4. Arrival and Departure

Check‑in: from 3:30 p.m.

Check‑out: no later than 10:30 a.m.

Arrival outside these times is only possible after prior arrangement.

At departure, the accommodation must be left in good condition. Please separate waste into the designated bins.

5. House Rules

The minimum age for stay is 23 years.

Children and pets are not allowed.

Parties, events or loud music are not permitted.

Smoking is not allowed in the accommodations.

Violation of the house rules may result in denial of access to the accommodation without a refund.

6. Use of the Accommodation

The accommodation is intended solely for recreational stay.

The maximum number of occupants per villa is 2 adults.

It is not permitted to allow third parties to stay without permission.

The guest is responsible for careful use of the accommodation and inventory.

Any damage must be reported immediately.

7. Deposit and Damage

Rijn Residentie may request a deposit of up to €250 per stay.

This deposit will be refunded within 7 days after departure, provided no damage or loss has been observed.

Any damage or additional cleaning costs will be deducted from the deposit, or invoiced afterward.

8. Liability

Rijn Residentie is not liable for:

Theft, loss or damage to the guest's property.

Accidents or bodily injury during the stay.

Force‑majeure situations (such as power outages, weather conditions or nearby works).

The guest is liable for all damage to the accommodation and inventory arising from their own actions or negligence.

9. Force Majeure

In the event of force‑majeure (such as fire, flooding, pandemic, war, or government measures) Rijn Residentie may cancel the stay. The guest will receive a voucher or reimbursement, depending on the situation.

10. Complaints

Any complaints must be reported immediately during the stay so that we can resolve them.

Complaints filed after departure can only be considered if they could not reasonably have been reported earlier.

11. Privacy

We process personal data in accordance with our Privacy Policy, which can be found on our website.

12. Governing Law

These Terms and Conditions are governed by Dutch law.

Disputes shall be exclusively submitted to the competent court in the district of The Hague.
