General Terms and Conditions – Rhine Residence

These General Terms and Conditions apply to all reservations, bookings, and stays at Rhine Residence, located at Steekterweg 38, 2407 BG Alphen aan den Rijn, the Netherlands.
By making a reservation, you agree to the following conditions.
1. Definitions
Rhine Residence: the operator of the holiday villas, hereinafter also referred to as “we” or “us”.
Guest: the natural person who stays at Rhine Residence or makes a reservation.
Stay: the period for which the reservation is made.
Accommodation: the villas offered by Rhine Residence (Villa A, Villa B, and Villa C).
2. Reservations and Payments
A reservation becomes final once Rhine Residence has confirmed the booking and (if applicable) the deposit has been received.
When booking via the website, the guest will receive an immediate confirmation by email.
The deposit amounts to 30% of the total rental amount and must be paid within 5 days after booking.
The remaining balance must be paid no later than 30 days before arrival.
For last-minute bookings (within 30 days of arrival), the full amount must be paid immediately.
3. Cancellation and Changes
Cancellations can only be made in writing (by email).
The following cancellation fees apply:
Up to 30 days before arrival: 30% of the rental amount.
Between 30 and 14 days before arrival: 60% of the rental amount.
Within 14 days before arrival or in case of no-show: 100% of the rental amount.
We recommend taking out cancellation insurance.
Changes to the reservation are possible upon agreement, provided availability allows it.
4. Arrival and Departure
Check-in: from 3:30 PM.
Check-out: no later than 10:30 AM.
Arrival outside these hours is only possible after prior consultation.
When departing, the accommodation must be left in a clean condition. Please separate waste in the designated bins.
5. House Rules
The minimum age for staying at the residence is 23 years.
Children and pets are not allowed.
Parties, events, or loud music are not permitted.
Smoking is not allowed in the accommodations.
In case of violation of the house rules, access to the accommodation may be denied without any right to refund.
6. Use of the Accommodation
The accommodation is intended exclusively for recreational stays.
The maximum number of persons per villa is 2 adults.
It is not permitted to allow third parties to stay without permission.
The guest is responsible for careful use of the accommodation and inventory.
Any damage must be reported immediately.
7. Deposit and Damage
Rhine Residence may request a deposit of up to €250 per stay.
This deposit will be refunded within 7 days after departure, provided no damage or loss is found.
Any damage or additional cleaning costs will be deducted from the deposit or invoiced separately.
8. Liability
Rhine Residence is not liable for:
Theft, loss, or damage of the guest’s property.
Accidents or personal injuries during the stay.
Force majeure situations (such as power outages, weather conditions, or construction work in the area).
The guest is liable for all damage to the accommodation and inventory caused by their own actions or negligence.
9. Force Majeure
In case of force majeure (such as fire, flood, pandemic, war, or government measures), Rhine Residence may cancel the stay. In such cases, the guest will receive a voucher or refund, depending on the situation.
10. Complaints
Any complaints must be reported immediately during the stay so that we can resolve them.
Complaints submitted after departure can only be considered if they could not reasonably have been reported earlier.
11. Privacy
We process personal data in accordance with our Privacy Policy, which can be found on our website.
12. Governing Law
These General Terms and Conditions are governed by Dutch law.
Any disputes will exclusively be submitted to the competent court in The Hague district.
